Managing a strata roof can place enormous pressure on a committee.

Committee members are often expected to decide what is urgent, what can wait, how much money should be budgeted, whether contractor recommendations are reasonable and whether competing quotations actually cover the same work.

Strata Roof Management provides independent guidance through three optional stages. Each stage delivers a clear, practical outcome, and the committee decides whether and when to proceed further.

Stage 1 — Roof Condition & Asset Management Assessment
Know the true condition of your roof and plan before problems become expensive.

SRM assesses and documents the roof’s current condition, identifying defects, safety concerns, maintenance requirements and areas requiring attention.

This helps committees:

  • Understand what is happening on the roof without relying on guesswork
  • Identify issues early, before minor defects develop into costly leaks or major repairs
  • Separate urgent work from maintenance that can be planned over time
  • Make more informed sinking fund and future maintenance decisions

Stage 2 — Independent Scope of Works & Tender Process
Turn identified roof issues into clear, competitive and genuinely comparable quotations.

Contractor quotations can be difficult for committees to assess. Different contractors may recommend different solutions, include different quantities or materials, and leave important work out altogether. The lowest quotation is not always the best value—and quotations cannot be compared fairly when each contractor is pricing something different.

When a committee is ready to address the issues identified, SRM can:

  • Prepare a detailed Scope of Works and tender package
  • Identify suitably qualified contractors
  • Undertake preliminary licence and insurance checks
  • Manage contractor questions and clarifications
  • Obtain and analyse competitive quotations
  • Compare pricing, inclusions, exclusions and proposed solutions
  • Present a Tender Analysis Report with clear summaries to the committee

This creates a transparent, “apples-for-apples” process and helps the committee avoid gaps in scope, unnecessary variations, unsuitable solutions and potentially costly procurement mistakes.

Stage 3 — Optional Construction Oversight & Ongoing Guardianship
Know that the approved work has been carried out in accordance with the agreed scope.

Appointing a contractor is only part of the process. Committees still need confidence that the required documentation is in place, the work is progressing appropriately and the items being invoiced have actually been completed.

SRM can:

  • Collect contractor licences, insurances, SWMS and required documentation
  • Monitor the works and respond to contractor queries
  • Inspect completed work against the approved Scope of Works
  • Identify incomplete or inconsistent items
  • Provide recommendations regarding contractor payment
  • Update the building’s Guardian file and roof history
  • Prepare a Roof Insurance Report for premium reduction request
  • Continue annual roof assessment invitations to support proactive maintenance

This gives the committee an independent set of eyes throughout the process and a documented history for future committees, Body Corporate Managers and insurance discussions.

Committees may engage SRM for Stage 1 only or choose to proceed to Stages 2 and 3 when the building requires further work. There is no obligation to continue—the committee remains in control at every stage.
